INDEPENDENT PEST INFORMATION

Planning pest-proofing questions for an older home

An older building needs a property-specific approach. General recommendations cannot establish the correct material, repair or sequence of work.

Independent information and enquiry website operated by Stephen Meredith. We do not carry out pest-control inspections or treatments.

Describe the building features you know

Mention cellars, suspended floors, additions or outbuildings where relevant. Mark uncertain construction details as unknown. A building’s age does not prove a pest problem or identify a route.

Explain where activity has actually been observed and keep that separate from suspected defects. Safe ordinary observations are enough for an initial brief.

Coordinate assessment and proposed repairs

Ask how any inspection, treatment decision and building work relate to each other. Different people may be responsible for these tasks, and the order needs explanation.

Do not assume a quoted pest visit includes repairs, access equipment or making good. Ask who assesses and prices each part and who coordinates them.

Respect the functions of the building

Ventilation, drainage and service openings should not be blocked simply because a gap is visible. The actual structure and activity need assessment before exclusion work is selected.

Avoid generic material prescriptions, opening-size rules and promises that pests can never return. A competent professional should explain the approach and limitations for that property.

Check permissions and authorisation

If a property has known heritage restrictions, a lease or shared areas, raise that before work is accepted. The fact that a building looks old does not settle its status.

Ask who checks any relevant consent or permission and keeps the advice. This website does not provide a legal or conservation assessment.

Questions for the written scope

  • What finding or assessed route is the work intended to address?
  • How are current activity, ventilation and services considered?
  • Which repair, material and finishing tasks are included?
  • Who authorises access and any necessary specialist input?
  • How is completion checked, and what maintenance remains?

Keep the record useful

Save the proposal, approved changes and findings with other property records. If later work alters a wall, roof or service route, ask whether earlier recommendations need review.

The independent enquiry site can review a description and discuss possible next steps, but it does not inspect, specify or carry out repairs. Contact sharing and appointments are separate decisions.
